Reimagining Vertical Landscapes in Colorado
Tucked away in the scenic terrain of Lyons, a homeowner faced a common mountain challenge: a stunning backdrop with no functional way to enjoy it. Expanding the living area vertically became our mission, creating a multi-level environment that feels like a natural extension of the house rather than an afterthought.
O’Keefe Built developed a structural narrative flowing from the second story down to the earth, prioritizing rugged durability without sacrificing a refined aesthetic.
Vertical Connectivity
Property lines and steep grades often leave mountain homes lacking a cohesive link between upper-level interiors and ground-level patios. Lyons homeowners needed a sprawling deck capable of handling heavy snow and intense sun.
Finding a way to move between levels without consuming the entire yard, all while providing shelter that remains comfortable during a cold mountain evening, guided every design choice.
Precision From the Inside Out
High-altitude decks require a skeleton that refuses to budge. Skipping standard lumber in favor of PWT framing provided a level of precision that resists warping. Choosing PWT results in a flat, stable surface for the intricate work above.
Connecting levels meant collaborating with Denver Railings and Metal Art to install a custom spiral staircase. A spiral preserves precious square footage on the patio below, acting as a striking metal sculpture that ties the levels together.
High-Performance Layers
Solving climate and space puzzles required a curated selection of materials:
- Water Management: Installing Trex DryBelow under the upper deck diverts moisture away. Keeping the lower patio dry during rain or snowmelt effectively doubles the usable square footage.
- Surface Selection: Floorboards feature Deckorators Voyage in Tundra, accented with Sierra inlays. Mineral-based composite offers a slip-resistant finish that stays cool under intense Colorado sun.
- Atmospheric Control: Building a Shed Roof with Pine Tongue-and-Groove ceilings over the lower patio added immediate warmth. Integrated InfraTech heaters cut through the chill, allowing for outdoor time regardless of a dip in temperature.
- Open Horizons: Keeping Lyons’ views unobstructed meant installing American Metal Specialties Aluminum Cable Railing. Thin stainless steel cables disappear into the landscape, providing a secure boundary that never feels like a wall.
A Multi-Level Sanctuary
Finalizing a project in the $200,000 – $210,000 range meant providing a massive increase in usable footprint. From the warmth of the heated patio to the expansive views of the Tundra-toned upper deck, every inch serves a purpose. Visually striking and versatile, the environment honors Lyons’ rugged spirit.
